Each time a house or apartment becomes a full-time short-term rental (STR), a neighbor is replaced by a steady stream of strangers.
All of Colorado Springs’ neighborhoods are threatened by an exponential increase in non-owner-occupied short term rentals. Entire homes and apartments are being converted into lodging businesses in our residential zones. In fact, City Council voted in changes to City Code in November 2018 that changed our zoning to allow unlimited lodging businesses in all residential zones, including R-1. Though the ordinance was amended in December 2019 to require that operators live on site for at least half of the year in R-1 neighborhoods, hundreds of permitted non-owner-occupied STRs were “grandfathered” in and remain in operation. All other residential zones remain open to investors. We aim to protect our neighborhoods from commercialization, but we cannot achieve our goals alone. We need your help!
